Level 2 Home Surveys

Independent Level 2 property surveys across Wirral, Merseyside and Cheshire.

Buying a home is a significant commitment. A Level 2 Home Survey helps you understand the property's visible condition before you exchange contracts, so you can make an informed decision about repairs, maintenance and any further enquiries.

Is a Level 2 Home Survey Right for You?

A Level 2 survey is generally suited to conventional houses, bungalows and flats that appear to be in reasonable condition and have not been extensively altered. If the building is particularly old, unusually constructed, visibly deteriorated or substantially extended, a Level 3 survey may be more appropriate. We can discuss that with you before booking.

We visually inspect accessible parts of the property, including roof coverings, chimneys, walls, windows, rainwater goods, roof spaces, floors, internal finishes and relevant external areas. We look for signs of structural movement, dampness, timber deterioration and other defects, as well as potential risks and maintenance needs. Service installations are assessed visually, but specialist testing is outside the survey's scope.

What Does a Level 2 Survey Cover?

Your report uses clear priority ratings to help identify the most important issues. Where we identify a defect, we explain its significance and provide practical recommendations. We'll also highlight enquiries for your conveyancer and situations where specialist investigation or quotations should be obtained before exchange.

What Will Your Report Tell You?

More Than a Written Report

We invite you to tell us about any concerns before the inspection. Afterwards, we aim to telephone you the same day to explain the main findings. Once the written report has been delivered, you can contact us again to discuss anything that needs clarification.

A Conversation Before and After Your Survey

Where flying is safe and permitted, we use a drone to support the inspection of roofs, chimneys and high-level areas. Any limitations, including areas obscured from view, will be made clear.
